The first step is to contact us and arrange an initial meeting to discuss your ideas, aspirations and requirements. The initial meeting is normally free of charge.
The purpose of the meeting is to get an understanding of the project scope, the building, the site and surroundings, your particular requirements and any planning or site related issues and constraints. There is an opportunity to talk through the design and construction process and agree the range of appropriate architectural services.
After the meeting a written fee quotation is provided with stage breakdown.
Once appointed the next step is normally to carry out a dimensional survey and produce drawings as existing from which to develop the design proposals. These drawings are then developed to show the initial outline scheme, normally with options. These will be based on the initial brief and any subsequent discussions. The initial design will be followed by meetings, face to face or sharing designs on screen during online meetings to explore options or alternative solutions and refine the design to arrive at an agreed scheme.
Design is carried out using computer generated 3D "models" which can be viewed during online meetings. External and internal views can be produced to aid appreciation and understanding of proposals and discussion of alternatives and options. This greatly assists in arriving at the best solution to meet your requirements, aspirations and individual preferences.
Most projects will require an application for either permitted development or planning permission. Once agreed the outline design drawings will be developed to planning application stage. Some applications will require additional documentation such as Design and Access Statement, Heritage Statement, Flood Risk Assessment, or Arboricultural Report. These will be prepared by Donovan Hewitt or for some types of report, by specialist consultants. The application will then be submitted on behalf of the client.
The majority of projects will also require Building Regulation Approval. At this stage the design is developed in more detail including such matters as structural design and energy conservation. Donovan Hewitt, working with other consultants where required, such as structural engineer's, develop the scheme to comply with the Building Regulations, produce drawings and documentations showing compliance and submit for Building Regulation Plan Approval. The drawings and other documentation can also be used to provide the basic information for contractors to price and then carry out the construction works with more detailed matters being agreed directly between client and contractor.
Advice is given on other approvals that may be required such as drainage Building Over Agreements or Party Wall Agreements.
For many small or simple projects clients are often happy to take the project forward on their own, using the Building Regulation stage information to obtain prices for the construction works they obtain tenders and take the project forward with their selected builder.
Other clients prefer further assistance, more detailed design and help with selection of specific materials and finishes, electrical layouts and fittings. Where required this can involve separate written specification and pricing documentation for tender and construction.
Various options are available for assistance during the tender and construction phase. These range from acting as client advisor through to acting as Contract Administrator.
